List of Required Documents for MHADA Lottery Registration
The Maharashtra Housing and Area Development Authority (MHADA) has received over 68,000 applications for its 2024 lottery, which began last month. They are offering more than 2,000 affordable homes, with prices ranging from ₹29 lakh to ₹6.82 crore.
Since the announcement, the number of applications quickly grew from about 30,000 on August 29 to over 68,000 in just two weeks. This surge happened because MHADA decided to lower the prices of 370 affordable homes by 10% to 25% on August 29.

As of September 11, there have been 68,651 applications, and 49,284 people have already paid the required earnest money deposit (EMD) for the apartments.
Apartment Prices
The homes in the MHADA lottery 2024 are priced between ₹29 lakh and ₹6.82 crore. Most of the more expensive apartments are in the ₹1 crore to ₹6 crore range. These homes are located in popular areas like Andheri, Antop Hill, Juhu, Goregaon, Tardeo, Vikhroli, and Powai.
The most expensive apartment is in Tardeo, South Mumbai. It costs ₹6.82 crore, covers over 1,500 square feet, and is on a higher floor with views of the Mahalaxmi Racecourse and the sea.
Documents Required For MHADA Lottery
Before starting the registration process, ensure you have the following documents ready:
Mobile Number
Your mobile number must be linked to your Aadhaar card, as an OTP will be sent for verification. All subsequent communications will be sent via text message to this number.
Email ID
An OTP will also be sent to your email ID for verification. Ensure you use an active email ID as further communications will be sent here as well.
Aadhaar Card
Upon verifying your Aadhaar number, a copy of your Aadhaar card will be automatically retrieved from your Digilocker account.
PAN Card
Your PAN card will also be fetched from Digilocker once your Aadhaar number is verified. Make sure your PAN card is linked to your Digilocker account.
Spouse’s Aadhaar Card (If Married)
Similar to your own, your spouse’s Aadhaar card will be retrieved from Digilocker after verification.
Spouse’s PAN Card (If Married)
Your spouse’s PAN card will be fetched from Digilocker post-Aadhaar verification. Ensure it is linked to their Digilocker account.
Domicile Certificate
The Domicile Certificate must be issued after January 1, 2018, and should include a barcode issued by MahaOnline/MahalT. Domicile Token numbers are not accepted.
ITR (Self)
If you have filed an Income Tax Return (ITR), select the financial year, enter your and your spouse’s income (if applicable), and proceed. The system will verify your ITR using your Income Tax Portal credentials.
ITR (Spouse)
Follow the same steps as for your ITR. The system will verify your spouse’s ITR using the provided details.
Tahsildar Income Certificate
This certificate should include income details of yourself and your spouse (if married) for the specified financial year. Upload the certificate issued by the Tahsildar or Maha e-Seva Kendra, ensuring it has a barcode from MahaOnline/MahalT.
Caste Reservation / Caste Prerequisites
Applicants from SC/ST/NT/DT/VJ categories must have valid caste certificates and caste validity. If unavailable at registration, you must submit it before taking possession of the flat.
Special Categories Prerequisites
For special categories (e.g., Artist, Journalist, Freedom Fighters), generate and upload the required certificates signed by the competent authority. Specific guidelines apply to MHADA employees, the physically handicapped, artists, freedom fighters, and government employees.
For Widow Applicants
Upload the death certificate of your spouse.
How to Apply
To apply for the MHADA lottery 2024, you need to do it online. You can check for updates and apply on their website MHADA Housing. The last date to apply is September 19.
